"It has now been several months since we left our beautiful home in San Diego, but the very positive memories of interactions Joanne and I had with Steve Krescanko continue.  We wanted to let you know how much we valued this experience.  When it was necessary that Joanne and I return to the East Coast after six wonderful years in San Diego, we had the usual dilemma of selecting a Realtor who could most effectively represent our home. We interviewed several, but when we met Steve, we knew our search was over.  Steve appeared with a complete marketing plan, relevant comparables, and a comprehensive understanding of how he would approach the undertaking.  He patiently explained the many services he proposed to offer, outlining his attention to ‘continuous communication’ throughout the sales process, the appropriate use of technology to reach suitable prospective buyers, and his personal commitment to ensure we received his complete support at every phase of the process.                                                                                                        

This is one of the few times I can make the unqualified statement that I received everything promised by Steve – and far more.   In preparing our home for sale, Steve made a number of insightful suggestions relating to staging and finishing touches we could consider that would enhance the appeal of our property.  Beyond that, he had names and contacts for service providers with whom he had worked, and whose work met his own high standards at a fair cost.                     

      

In every case where we acted on Steve’s inputs (and that was essentially every one), we experienced reasonable pricing, on time delivery of the work, and professional performance.  We were impressed: Steve was every bit as demanding as I was, and the references he provided were outstanding.  Further, Steve unfailingly communicated with us at each stage – following up on every request we made, returning calls promptly, and generally being available in a way I have seldom seen.  As we began showing the home, and when other Realtors would bring prospective clients, Steve immediately contacted those agents using his follow-up system to gauge interest and to provide additional feedback.  He prepared a very attractive brochure for those visiting the home, complete with photographs and details of the many improvements we had made.  His marketing flair was clearly evident even on the cover – where he represented our property as the “Crown Jewel of the Crown Collection.”

 

Steve had also well-prepared our expectations for the range of outcomes we might expect given our location, level of enhancements, and market conditions.  We had heavily upgraded the home, and it would take the right buyer who would appreciate those quality touches. Because the upper end of the range was above what any similar property in the “Crown Collection” had sold for, we were somewhat concerned that the appraisal process might be problematical. But here, too, Steve was on the job.  We were of course very pleased when offers began to appear at the top of the range.  We finally emerged with an offer above the initial range ceiling: Our home was under contract at the highest selling price in Scripps Ranch up until that time.  Not only were we delighted, our neighbors were of course also ecstatic – considering the likely effect this could have on valuations of their own properties.  I would expect Steve to experience well deserved follow-on inquiries from others in our neighborhood, as I was not reticent in promoting the value he brought to marketing our home.

  

His follow-through was remarkable, and he continued to keep us updated on the final stages even as we were back in New Jersey.  In Steve Krescanko, you have a consummate professional.
